On-site staff and contractors
Guinea Florin arrange all building staff and contractors, from daily cleaning and porterage to specialist trades such as plumbers and electricians. We organise fire safety contractors, health and safety certificates and planning inspections for major works. We have a trusted team of contractors.
Service charges and client accounts
Guinea Florin management accounts are prepared annually; these set out the service charge for every occupier, expenditure and bank charges on the client accounts. Once the budget is set, service charge demands are issued. On this basis, the budget for each financial year is then set in conjunction with the residents association. We take control of receiving service charges and debt collection.
Ground rents
Ground rent is payable to the freeholder - whoever owns the building. In some cases Guinea Florin takes on responsibility for collection of ground rents.
Reserve accounts
Within the service charge there is always an allocation of funds which will be added to the reserve account. We manage the reserve account for each building making sure there are adequate resources for emergency repairs and major refurbishments. Guinea Florin always aim to build up the reserve account over time, so there are sufficient funds available for any eventuality. Forward planning is key to eliminating any surprise extra costs, therefore it is very rare that an additional charge is made for additional works.
Debt collecting
We are very efficient in this area and have an excellent track record of debt collection and management. We take pride in making sure all accounts are up to date and paid. We are in regular contact with all our occupiers, anticipating any issues before they become problems.
Solictor services
Guinea Florin has an excellent relationshop with a leading London-based property law firm. We use them to deal with various assignments from purchase of freeholds to minor residential issues.
Major works, improvements and refurbishments
Occasionally major works are required on a development. The most common of these are an external and internal redecoration of the building. Guinea Florin make sure that these works are carried out and supervised professionally from the outset. All works are competitive and put out to tender and we ensure that all planning and legal issues are covered and work is completed on time, within budget and with the minimum of disruption to occupiers.
